Question

What does a landman expert witness do?

A landman expert explains the land record and land practice: who owned what of record, how leases, units and division orders are put together, and whether the land work in the case followed common practice. A landman does not give opinions on what the law means.

The work

  • Record research: county, probate, court and state records, read from the images.
  • An expert report on the land facts: assignment, materials, method, findings with a citation for each, opinions limited to land practice, and exhibits.
  • Consulting for attorneys: reading the other side's land work and helping frame the record questions.
  • Deposition and trial support: exhibits, preparation, and testimony on the report.

What makes the work usable

Every fact tied to an instrument the other side can pull. Limits written down at the start. Exhibits a jury can follow. Our sample report outline shows the shape.

When to bring one in

Before the record work is needed, not after. Running a chain or a production timeline takes time, and expert designation deadlines do not move for courthouse hours.

We are landmen, not attorneys. This page describes the land record in general terms. It is not legal advice, and every matter turns on its own instruments.

Ask a landman about this

Tell us the county and a line or two about the matter. A landman on our team reads it and answers by email.

Who reads it

What happens next

We check conflicts, then come back with who fits: a landman on our team, or a landman we know who works that county or that kind of dispute. How it works.
