How the record works

What is a runsheet?

A runsheet is a landman's list of every recorded instrument affecting a tract, in order, with the facts a title examiner needs from each: what it is, its dates, where it is recorded, who signed it, who took under it, what interest moved, and notes.

A sample line

SAMPLE, made-up record. MD (mineral deed) | dtd 02/09/1948, rec 02/20/1948 | DR 74/190 | Amos R. Calloway to Lela Ruth Pickard | 1/64 of production, NE/4 Sec 14 | Note: deed does not say "of royalty".

Why it matters in a dispute

  • Built from the instruments, not the index, so each line can be checked against its image.
  • The base for ownership flowcharts and for an expert report's findings.
  • An exhibit the other side can test line by line.

We are landmen, not attorneys. This page describes the land record in general terms. It is not legal advice, and every matter turns on its own instruments.

Ask a landman about a record question

Tell us the county and a line or two about the matter. A landman on our team reads it and answers by email.

Who reads it

A landman on our team. We read every request and answer by email.

What happens next

We check conflicts, then come back with who fits: a landman on our team, or a landman we know who works that county or that kind of dispute. How it works.
